Do I need a short-term rental (AL) licence?
Yes. To rent short-term in Portugal, the property must be registered as Alojamento Local (AL). If you are not registered yet, we guide you through the process.
How much does management cost?
We charge a commission from 20% of the booking value (excluding cleaning and VAT). There are no fixed or monthly fees.
Who pays for cleaning?
As a rule, guests pay a cleaning fee with each booking, which covers cleaning between stays.
Can I still use my property?
Yes. Just let us know in advance and we will block the dates in the calendar.
How long is the contract?
We don't want to tie anyone down. The contract can be ended with 30 days' notice, effective at the end of the month.
What about insurance?
Short-term rentals in Portugal require liability insurance. We check with you that your policy is suitable.
